Our Empowered Buyers professional service is dedicated to buyers that know what they want, have done their own research and take control of their buying journey. Because of your own leg work, we do not need to be paid the full amount the sellers brokerage is offering the buyers brokerage. Thus, we can give you cash back once you take possession of your new home and property. Professional Services are a-la-carte with fees coming off the amount of cash back you are to receive. Feel free to contact us to help determine your cash back amount based on the services you require as there are a fair number of moving parts to buying a home.
Empowered Buyer Professional Services:
Included no charge is a onetime viewing with one of our agents of the property you wish to buy to insure the correct inclusions are added to your offer. If you do not proceed to buy the property, then you will be charged $175 for our time. If you do not need us to view the property with you as you have seen it already via the listing agent, through an open house, or via online marketing materials, then you will receive an extra cash back credit of $175.
Multiple properties can be viewed with a Empowered Real Estate Professional at a rate of $175 per viewing. If you think you need to view more than 10 properties before making your decision to buy, then you are likely better off with our Elevated Buyers program.
Once we receive your Letter of Intent to Purchase through our online Offer tool, you will be contacted to review your offer and any necessary paperwork required for an official offer submission to the sellers and the sellers agent. This shall include any conditions you have on your purchase, deposit details, and required possession date.
Once an offer is submitted, you will be put in contact with the sellers agent to negotiate your purchase. If you would like to engage a Empowered Professional Negotiation Expert, $1,500 will come off the cash back you receive.
If required, you can engage the services of a Licensed Home Inspector. The home inspector will provide you with a report which you can go through and negotiate with the sellers for the remediation and/or a price reduction to deal with negative outcomes from the inspection. If you wish to be present for the home inspection, one of our agents will need to be present. The cost is $200 per hour (3-4 hours is the average time to complete a home inspection). If you wish to engage the services of Empowered Real Estate to negotiate any negative inspection outcomes you wish to have addressed, our rate is $200 per hour.
Our Empowered Buyer agent representation is limited in that we will not be provide pricing guidance, property determination and selection guidance, Home Inspection deficiency negotiation guidance, Acreage buyers guidance, and Market guidance. Our Empowered Buyer Professional Services are offered 7 days a week 10am to 8pm exclusively. After hour professional services are offered at a rate of $400 per hour.
