Included as part of the listing fee is a Pre-sale Home Inspection with full and summary report. You will have direct contact with a best in class industry registered, bonded and qualified home inspector. Home inspection issues are one of the main reasons property sales fall apart. By having one completed prior to selling helps mitigate potential issues and maximizes the sale price of your home. More often than not, if you have a pre-sale inspection completed, buyers do not bother having a home inspection as a condition of the Offer to Purchase. We also find that having a pre-sale home inspection completed lets buyers know you are not hiding any issues and they feel much more comfortable buying your home for a fair price. You will be able to update your report when any necessary repairs/issue fixes are completed. You will be provided with a extensive list of service providers should you require them. This will include names of handyman type individuals for those small niggly jobs.
A Real Property Report (RPR) is required prior to placing your property for sale. Should you require one or need to update your current one due to changes made to the property footprint, you will be given a list of contacts to reach out to. It is not necessary to provide a RPR with a stamp of compliance, however, it is necessary to disclose that status prior to accepting an offer or you risk dealing with potential unforeseen costs or delays in closing. RPR issues are the main cause of grief for lawyers, buyers and sellers when it comes time to closing. At Empowered, we help you mitigate those risks and deal with any issues upfront before they become a problem.
You will be emailed comparable home/property sales in your area for you to use to assist in determining the list price for your home. You will also have access to our monthly market updates which includes statistics on general market conditions. Note: we will not provide a full market evaluation and suggested list price for your home. That is for you to determine and decide.
An Empowered Real Estate professional will place your home/property on MLS highlighting it’s best features and attributes. You will be required to fill out a questionnaire giving us details on your home to help us in our marketing efforts to showcase your listing in the best possible way.
Showing requests will be managed via online showing software which notifies you on any requests that you then approve. Your cell phone number will be the primary contact number for buyers and other real estate agents. You will be given a guide on how best to showcase your home along with the do’s and don’t when it comes to buyer showings. It is important you take advantage of our expert advice on this subject to maximize the selling potential of your home and property. Showing feedback uses an automated component of the showing software we use.
You can host your own open houses and try and get an unrepresented buyer to buy directly from you saving you a considerable amount of money. We will provide you with trade knowledge on how to best host an open house including what to say and what not to say and how best to present your home. Open House signage is provided for a fee.
