July 2026 Calgary and Region Real Estate Market Update

July 2026. Real Estate sales and inventory in Calgary and the surrounding counties is now more balanced and following longer term trends. Sales levels are higher than in the years before Covid19 (2021) but considerably less than the recent boom times of 2022, 2023, and 2024. A record number of new rental apartments have been built and continue to be built in Calgary which is putting downward pressure on the resale condo market as smaller investor sales of rental units have all but dried up. There are currently 17,000 more apartments under construction in Calgary. It will take a few years for that to be absorbed. Especially since the Provincial government in now focused on reducing immigration and the fact that since fall 2025, international immigration has been greatly reduced and is now into the negatives with more people leaving than coming to our province. This removes a lot of renters out of the market.

Smaller communities such as High River and Diamond Valley have very little in the way of apartments for sale or rent. Demand remains high in these regions.

Detached homes sales are happening with 2-3 months inventory (Sales to Listings). Buyers have choice and time which means sellers have to be patient. Okotoks_Monthly_Real Estate Stats_July 2926
